All certificates are officially registered with the Gas Safe Register and a digital copy is provided on the day. Landlords receive two copies as required by law.

Here are the most common questions we get asked about gas safety certificates. If yours isn't on the list, just get in touch and we'll be happy to help.

Landlords are legally required to hold a valid gas safety certificate (CP12) for every rental property with gas appliances. The inspection must be carried out annually by a Gas Safe registered engineer. Homeowners are not legally required to have one, but it is strongly recommended once a year for peace of mind.

A CP12 is a Gas Safety Record for domestic properties — required annually for landlords and recommended for homeowners. A CP17 is a safety report for non-domestic gas installations such as offices or commercial premises. A CP42 covers gas appliances used in commercial catering environments such as restaurants and kitchens. Our engineers will confirm which applies to your property before the inspection.

A CP12 landlord gas safety check is £85 + VAT. Combined with a boiler service, the cost is £150 + VAT — the most cost-effective way to meet your legal obligations in a single visit. Pricing for CP17 and CP42 inspections depends on the size and complexity of the installation. We can also negotiate for larger portfolios or group bookings based on location. Contact us for a quote.

Yes — and we'd recommend it. Carrying out both in the same visit saves time and money, and ensures your boiler is serviced in line with manufacturer warranty requirements at the same time as meeting your legal obligations.

Most inspections take between 30 and 60 minutes depending on the number of appliances in the property. We'll give you a realistic time estimate when you book.

If we identify any safety concerns, we'll explain the issue clearly and provide a fixed quote to resolve it. In serious cases we are required to take the appliance out of use until it is made safe — but we'll always talk you through the next steps.

Yes. Once the inspection is complete and everything is satisfactory, your certificate is issued the same day. All certificates are officially registered with the Gas Safe Register. Landlords receive two copies as required — one for their own records and one to provide to the tenant within 28 days.

Yes. We are qualified to issue CP17 and CP42 certificates for non-domestic and commercial catering premises across London and Hertfordshire. If you manage a mixed portfolio of residential and commercial properties, we can handle all certificate types in one relationship.
